Seasonal Maintenance Guide for Lakefront Homeowners

Chris BlackwellMarch 28, 20262 min read

Protect your investment with this comprehensive seasonal maintenance checklist designed specifically for lakefront properties, from spring dock installation to winter weatherproofing.

Spring: Open Up and Inspect

Spring is the time to assess how your property weathered winter. Start by inspecting your shoreline for erosion damage, checking your seawall for cracks or shifting, and examining your dock structure before installation. Test your water pump, irrigation systems, and outdoor plumbing. Clean gutters and downspouts to direct water away from your foundation.

Summer: Maintain and Enjoy

During peak season, focus on keeping everything in top shape. Regularly check your dock hardware for loosening caused by wave action. Clean and treat your deck surfaces to prevent moisture damage. Monitor water levels and adjust your dock or boat lift as needed. Keep vegetation trimmed away from the house to improve air circulation and reduce moisture buildup.

Fall: Prepare and Protect

As temperatures drop, it's time to winterize. Remove your dock and boat lift if you're in a freeze zone. Drain outdoor water lines and disconnect hoses. Clean and store outdoor furniture. Have your heating system serviced and inspect your roof before winter weather arrives. This is also a good time to seal any exterior wood surfaces.

Winter: Monitor and Plan

Even if you're not at the property full-time in winter, regular monitoring is essential. Check for ice damage to your shoreline, ensure pipes haven't frozen, and monitor for roof ice dams. If the property is unoccupied, keep the heat at a minimum safe temperature and consider a smart home monitoring system for temperature and water leak detection.

Year-Round: Septic System Care

For properties on septic systems, schedule annual inspections and pump every 3-5 years. Lakefront septic systems are especially critical because failures can contaminate the lake. Use septic-safe products, conserve water to avoid overloading the system, and keep heavy equipment off the drain field.
